1. Present all offers as expediently
as possible
2. Explain the entire offer and all
addendums.
3. Negotiate the transaction with other
agents.
4. Help you renegotiate the Offer to
Purchase Contract, if necessary. If you receive multiple
offers, we will present each to you and explain each
one.
5. Complete the signature and initialing
of any changes.. .remembering that time is of essence.
6. If there are contingencies, we will
continue to show your property taking "back-up"
offers.
1. Schedule and confirm that all contingencies
on Sales Contract are completed, and that purchasers
have:
A. Been pre-approved for loan
B. Deposited their earnest monies
in our separate escrow account
C. Completed home inspection
D. Applied for a loan
E. Scheduled an appraisal
F. Scheduled termite inspection
G. Scheduled closing.. .time, location,
and attorney
H. Completed walk-through, usually
day of closing
You have:
A. Prepared your new deed
B. Advised your utility companies
of scheduled disconnects
C. If possible, reviewed closing statement
before closing
We will:
A. Finalize and coordinate the closing
B. Review the Closing Statement when
received (usually received from the attorney the day
of closing)
C. Remove sign and lockbox from your
property
D. Attend closing with you
E. Bring your closing document folder
F. Bring Escrow monies to closings
G. Review all closing documents with
you
