Listing Services


To assure you that your property is marketed to it's fullest potential and to obtain the highest possible market value, we will complete the following services.

TO DETERMINE THE FAIR MARKET VALUE. WE WILL :

1. Make a thorough walk-through inspection

2. Retrieve from the courthouse records a deed, plat, plot,
current assessment, physical square foot drawings, etc.

3. Complete a computerized search of like properties. Examine all areas of research, materials and facts on the Multiple Listing Service computer network (MLS)

4. Prepare a detailed Comparative Marketing Analysis (CMA)

TO PREPARE A COMPREHENSIVE COMPARATIVE MARKET ANALAYSIS (CMA). WE WILL:

1. Research like properties:.. .Those currently on the market, pending sales & closed sales

2. Comparative charting:... .Adjusting these comparison homes for similarities & differences to your home

3. Analyze and compile all data, into a professional presentation

4. Suggest a listing price range

5. Have an honest, factual consultation to arrive at your specific asking price

6. Prepare and complete the listing contract documents including:

A. Exclusive Right to Sell Contract

B. MLS Computer Information Sheet

C. Sellers Disclosure of Property Condition

D. Sellers Real Property History

E. Agency Disclosure Form

F. Agency Information for Consumer Bulletin

G. Utility Bill Form

H. Sanitary Sewer Information

I. Customer Services

J. Utilities Information Letter

K. Homeowners Association Form, Dues and Deed Restrictions

L. Estimated Sellers Proceeds

7. Create a company file on your home that the Kentucky Real Estate Commission requires to be maintained for three years

8. We will provide you a copy of each form signed by you

9. Input listing information online with the Multiple Listing Service (MLS) for input into Greater Louisville Association of Realtors (GLAR)

10. Place your home on the Nationwide Internet via www.Realtor.Com

11. Place For Sale sign(s) at high visibility locations and when appropriate, create specialized sign(s)

12. Make duplicate keys when necessary

13. My job is to make sure that I use my years of networking and my connections to inform the 3000 agents of GLAR to help us sell your home as soon as possible.

Each will be made aware of your house through:

A. The Greater Louisville Association of Realtors (GLAR)computer system

B. The Internet (Realtor.Com)

C. The MLS Listing Book

D. The JohnMilliner.com website

E. The e-mail

F. The same business day delivery of our comprehensive fact sheet to any agent who calls or emails our office for more information.

14. Review the computerized information on MLS and mail you a copy for any corrections

15. Write and place ad in: The Real Estate Homes Magazine, and the RE/MAX Louisville Magazine.

16. We try very hard to make it as easy as possible to schedule all showings.

17. We will fax or email detailed information to any interested agent.

18. Once notified by you we will seek and review every showing and forward those responses to you either by phone or e-mail.

19. Contact the agents and get feed back for you about their showing.

20. Immediately return inquiry calls, faxes or emails Fact Sheets to potential buyers

21. Contact you every other week with verbal progress reports or through e-mail.

22. Research and review Marketing Activity each month.

23. Evaluate market changes and suggest price change if necessary.

24. Schedule, advertise and staff open houses (if you so desire):

A. Place ads

B. Put up signs on Thursday or Friday

C. Prepare fact sheets and registration forms

D. Staff open house

E. Review open house success

25. Review and re-write advertisements.

26. Make myself and staff available to you 24 hours a day through a combination of professional staff and after hours answering service.
